Point Lookout condominiums are located at 304 Lookout Point in the "7 South" area. This is great neighborhood with only 17 units, situated on approximately 4 acres, and surrounded with an iron gate & two gated entrances monitored with security cameras. They were built in 1984, and have been well-maintained. All property owners have a one- or two-car covered garage, one covered boat slip, and there are 14 seadoo ramps, individually owned. An arrow-shaped swimming pool and covered cabana are perched in the center of the property for use by its owners. Prices range from about $245,000 to about $300,000 for 2-3 bedroom units. The Property Owners Association (POA) has established a minimum of a 12-month lease for any rentals. The current monthly POA fees are $285-$390/month (depending on the size of the unit), which covers the general maintenance for the grounds, pool, exterior of the buildings, boat dock, iron fence, gates, streets, and also includes trash pickup, termite policy, insurance on the buildings, etc. There is an additional monthly capital assessment fee in the amount of $44 - $61/mo which is used for major improvements or unexpected expenses.
