Point Lookout condominiums are located at 304 Lookout Point in the "7 South" area. This is great neighborhood with only 17 units, situated on approximately 4 acres, and surrounded with an iron gate & two gated entrances monitored with security cameras. They were built in 1984, and have been well-maintained. During the time of construction, there were plans to add more units at the top of the hill overlooking the pool, however the economy changed those plans at that time. Since then the owners have unanimously voted against any future plans to build any more units, while they enjoy the extra privacy, green space, and peacefulness that the complex offers with fewer units and owners.
All property owners have one covered boat slip, and there are 14 seadoo ramps, individually owned. The owners of the two bedroom units share a two car garage, and each have one assigned parking place in the garage plus a storage unit for each side. The owners of the three bedroom units have a two-car garage with one storage room. An arrow-shaped swimming pool and covered cabana are perched in the center of the property for use by its owners. Prices range from about $275,000 to $350,000 for 2-3 bedroom units. The Property Owners Association (POA) has established a minimum of a 6-month lease for any rentals. The current monthly POA fees are $285-$390/month (depending on the size of the unit), which covers the general maintenance for the grounds, pool, exterior of the buildings, boat dock, iron fence, gates, streets, and also includes trash pickup, termite policy, insurance on the buildings, etc. There is an additional monthly capital assessment fee in the amount of $44 - $61/mo which is used for major improvements or unexpected expenses.
