While we believe it&amp;#39;s so important to make the most of the first impression when our listings are getting shown, we normally try to go the extra step and prepare many of our vacant listings for the showing agent prior to their arrival. While there&amp;#39;s a team of us with 3 full-time Realtors and an assistant, it does seem to help with this style of practice. Today, this practice really seemed to pay off. This morning, our team received a two hour notice of a noon showing of one of our really nice waterfront condos. So 30 minutes prior to the showing agent&amp;#39;s appointment, our team partner, Debi made a visit to the home and prepped the home as we often do. Debi turned all the lights on, opened all blinds to show off the lake view, swept the front porch, and made sure the home was all tidy. Shortly after the showing agent and his clients made their visit, Debi called the agent to follow-up on feedback, and also let the agent know that she would be happy to close down the home so he didn&amp;#39;t have to worry about it. The agent&amp;#39;s first response was &amp;quot;Wow, I can&amp;#39;t believe you did all that just for me and my clients!&amp;quot; He then shared a little more information about his other showings and the difference our prep work made with his clients. He mentioned that as he showed another condo in the same complex listed by another Realtor, he and his clients walked into a dark condo with all blinds closed and they were not impressed with the other condo. Then when he and his clients walked into ours, they couldn&amp;#39;t believe the difference with the light &amp;amp; airy feel with a huge view of the lake that they immediately noticed the minute they walked in. He said they absolutely loved our condo and he then raved about all the details of the home. This positive feedback made our day, and was a nice reminder that going the extra step really does pay off ... &amp;ndash; the Cooperative Arkansas Realtors Multiple Listing Service.&lt;span&gt;&amp;nbsp; &lt;/span&gt;You&amp;rsquo;re probably wondering &amp;ldquo;what does that mean to me&amp;rdquo;?&lt;span&gt;&amp;nbsp; &lt;/span&gt;It means that we have have broadened our marketing plan for our sellers by increasing the exposure to our sellers&amp;rsquo; properties by at least 10 times thru this system.&lt;span&gt;&amp;nbsp; &lt;/span&gt;This gives our sellers a huge advantage over the competition homes on the market that are listed with other firms in the area. &lt;span&gt;&amp;nbsp;&lt;/span&gt;Our sellers&amp;rsquo; properties will now be marketed to about 3,500 Realtors throughout the state of Arkansas versus only about 350 Realtors in the city of Hot Springs with our Hot Springs MLS.&lt;span&gt;&amp;nbsp; properties to only the Hot Springs Realtors thru the Hot Springs MLS is a trend of the past.&lt;span&gt;&amp;nbsp; &lt;/span&gt;In 2009, the Hot Springs MLS data reported that almost $13 million in residential sales in the Hot Springs area were sold by &amp;ldquo;non-mls residents&amp;rdquo; Climate change bill in Congress requires a homeowner to license their home prior to selling it.&lt;/span&gt;&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-family:Arial;font-size:8pt;"&gt;&lt;span style="font-family:Arial;font-size:9pt;"&gt;The truth is, there is no requirement in the law to license a home before it can be sold. In addition, there is not a requirement to make a home more energy efficient before it can be sold.&lt;/span&gt;&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-family:Arial;font-size:8pt;"&gt;&lt;span style="font-family:Arial;font-size:9pt;"&gt;&lt;a href="http://www.realtor.org/government_affairs/gapublic/american_clean_energy_security_act" target="_blank"&gt;&lt;font color="#810081"&gt;Want Proof? In Los Angeles County, sale prices can take more than a month to appear on the public record.&lt;span&gt;&amp;nbsp; &lt;/span&gt;The&lt;/span&gt;&lt;span style="font-family:Arial;"&gt; Los Angeles sale will now set the newest record for this year&amp;rsquo;s priciest residential transaction.&lt;span&gt;&amp;nbsp; &lt;/span&gt;Some Realtors speculate that these transactions illustrate a return of the wealthy to the upper-tier housing market. &lt;br /&gt;&lt;br /&gt;&lt;/span&gt;&lt;/font&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-family:Arial;"&gt;&lt;font size="3"&gt;&lt;br /&gt;Laurie Moore-Moore, Founder of The Institute for Luxury Home Marketing &amp;ndash; which trains agents in the luxury market and awards an international designation to the most successful &amp;ndash;reports that, &amp;ldquo;Institute members from many markets across the country are telling us that buyers at the top of the market are looking again and that many are cash buyers.&lt;span&gt;&amp;nbsp; &lt;/span&gt;We believe this anecdotal evidence may herald the return of the very affluent to the national residential market.&amp;rdquo; But is this the case in our local market? &lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-family:Arial;"&gt;&lt;font size="3"&gt;&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-family:Arial;"&gt;&lt;font size="3"&gt;&lt;br /&gt;&lt;br /&gt;The upper tier market in Hot Springs is also&amp;nbsp;experiencing an up-tick.&lt;span&gt;&amp;nbsp; &lt;/span&gt;Our local luxury market starts at $800,000 in Hot Springs.&lt;span&gt;&amp;nbsp; &lt;/span&gt;Inquiries and showings are up in the $800,000 and above market and that&amp;rsquo;s a good sign.&lt;span&gt;&amp;nbsp; &lt;/span&gt;What&amp;rsquo;s more,&amp;nbsp;when our market was at its peak in 2006 and 2007 - there was an average of 12 luxury home sales per year in Hot Springs.&lt;span&gt;&amp;nbsp; &lt;/span&gt;In 2008, that number began to slide slightly to 9 luxury home sales with the largest sale in 2008 listed and sold by the Kennedy Team.&lt;span&gt;&amp;nbsp; &lt;/span&gt;Then the sales dropped significantly in 2009 to only 2 luxury home sales with the Kennedy Team selling the largest sale in 2009.&lt;span&gt;&amp;nbsp; &lt;/span&gt;As of June of 2010, there have already been 2 luxury home sales in the area with the largest sale this year sold by Rick Goff, Realtor/Owner of our firm, First Choice Realty.&lt;span&gt;&amp;nbsp; &lt;/span&gt;We believe this is a good sign of the market starting to pick back up.&lt;span&gt;&amp;nbsp; &lt;/span&gt;Many local upscale homes are such good values that smart buyers should reappear very soon.&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-family:Arial;"&gt;&lt;font size="3"&gt;&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-family:Arial;"&gt;&lt;font size="3"&gt;&lt;span&gt;&lt;br /&gt;&lt;br /&gt;&amp;nbsp;&lt;/span&gt;&amp;ldquo;In the recent economic downturn, the wealthy experienced substantial drops in their portfolios and felt the uncertainty of global economic conditions, said Moore-Moore.&lt;span&gt;&amp;nbsp; &lt;/span&gt;&amp;ldquo;As a result, the luxury market shrank across all product and service categories, including housing. In addition, many wealthy converted investments to cash and have been watching and waiting on the investment sidelines. Today, many are looking at U.S. home values and deciding to buy another residence as both a lifestyle decision and a portfolio play. Here are important details for you to know: &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Tax Credit for First-Time Home buyers &lt;/strong&gt;&lt;br /&gt;First-time home buyers may be eligible for the tax credit. The credit is 10% of the purchase price of the home, with a maximum available credit of $8,000. Single taxpayers and married couples filing a joint return may qualify for the full tax credit amount. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Tax Credit for Current Homeowners&lt;/strong&gt;&lt;br /&gt;The tax credit program now gives those who already own a residence some additional reasons to move to a new home. This incentive comes in the form of a tax credit of up to $6,500 for qualified purchasers who have owned and occupied a primary residence for a period of five consecutive years during the last eight years. Single taxpayers and married couples filing a joint return may qualify for the full tax credit amount. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;What Are the New Deadlines?&lt;/strong&gt;&lt;br /&gt;In order to qualify for the credit, all contracts need to be in effect no later than April 30, 2010 and close no later than June 30, 2010. Those in the military do have some special extensions on the time lines available. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;What&amp;#39;s So Great About a &amp;quot;Tax Credit&amp;quot;?&lt;/strong&gt;&lt;br /&gt;The benefit of a tax credit is that it&amp;#39;s a dollar-for-dollar benefit, rather than a &amp;quot;tax deduction&amp;quot;, or reduction in a tax liability that would only save you $1,000 to $1,500 when all was said and done. So, if a first-time home buyer who qualified for the entire benefit were to owe $8,000 in income taxes and would qualify for a tax credit of $8,000, she would owe nothing. &lt;br /&gt;&lt;br /&gt;Better still, the tax credit is refundable, which means the homebuyer can receive a check for the credit if he or she has little or no income tax liability. For example, if a first-time homebuyer is eligible for a tax credit of $8,000 but is liable for $4,000 in income tax, she can still receive a check for the remaining $4,000! &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Higher Income Caps&lt;/strong&gt;&lt;br /&gt;The amount of income someone can earn and qualify for the full amount of the credit has been increased. Single tax filers who earn up to $125,000 are eligible for the total credit amount. Those who earn more than this cap can receive a partial credit. However, single filers who earn $145,000 and above are ineligible. Joint filers who earn up to $225,000 are eligible for the total credit amount. Those who earn more than this cap can receive a partial credit. However, joint filers who earn $245,000 and above are ineligible. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Maximum Purchase Price&lt;/strong&gt;&lt;br /&gt;Qualifying buyers may purchase a property with a maximum sales price of $800,000. &lt;br /&gt;&lt;br /&gt;It&amp;#39;s also important to note another upcoming deadline as the Federal Reserve winds down a program that has been keeping home loan rates artificially low. The fact is that the lowest rates of 2009 were driven down to their attractive levels because of the Fed&amp;#39;s Mortgage Backed Securities (MBS) purchase program, which the Fed once again emphasized in its January 27, 2010 Rate and Policy Statement will end on March 31, 2010. Home sales stayed exactly the same in October as compared to the previous month with 66 total sales.&amp;nbsp; The condominium sales rose slightly&amp;nbsp;in October&amp;nbsp;with 12 total condo sales, as compared to only 8 total sales the previous month.&amp;nbsp;&lt;/span&gt;&lt;/p&gt;&lt;p&gt;&lt;span style="font-size:small;"&gt;While the total number of home sales rose only slightly, the better news is that the inventory level dropped significantly - from 1,423 to 1,355 total homes actively on the market.&amp;nbsp; This tells us that some of those sellers &amp;quot;that really don&amp;#39;t have to sell&amp;quot; may have taken their home off the market for the fall - which in turn helps reduce the competition for our sellers, and also helps balance the market.&amp;nbsp; &lt;/span&gt;As we reviewed the market statistics for the month of July, here&amp;rsquo;s what we noticed &amp;ndash; the total number of single family homes sales increased in July with a total of 77 sales during that month &amp;ndash; which was a significant increase over June&amp;rsquo;s total number of sales at 53.&lt;span&gt;&amp;nbsp; &lt;/span&gt;While this seemed to be a sliver of good news, the current inventory level of single family homes actively on the market for sale is at 1,111.&lt;span&gt;&amp;nbsp; &lt;/span&gt;Yes, this means there&amp;rsquo;s huge competition out there for our sellers, still making it a strong Buyer&amp;rsquo;s market.&lt;span&gt;&amp;nbsp; &lt;/span&gt;In this kind of market, competitive pricing seems to be the biggest factor.&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-family:'Palatino Linotype';"&gt;&lt;font size="3"&gt;&amp;nbsp;&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-family:'Palatino Linotype';"&gt;&lt;font size="3"&gt;While single family home sales picked up in July, the condo market stayed about the same.&lt;span&gt;&amp;nbsp; &lt;/span&gt;There were a total of 13 condos that sold in July (which was about the same number as the previous month).&lt;span&gt;&amp;nbsp; &lt;/span&gt;The total number of active condos on the market is 384.&lt;span&gt;&amp;nbsp; &lt;/span&gt;While the summer months are normally the peak season for condo sales &amp;ndash; we are seeing this market suffering the most with the lack of expected sales during this peak period, which is also having an affect on the sales prices.&lt;span&gt;&amp;nbsp; &lt;/span&gt;Unfortunately, we are seeing the values for waterfront condos continuously decreasing this year.&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-family:'Palatino Linotype';"&gt;&lt;font size="3"&gt;&amp;nbsp;&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-family:'Palatino Linotype';"&gt;&lt;font size="3"&gt;Our website tracking reports are also very good indicators of our current market, and we are pleased to report that we had a record breaking number of total hits for the month of July.&lt;span&gt;&amp;nbsp; &lt;/span&gt;This was the first month that we have received hits over 100,000 and the total figure was 122,647 total hits for that month.&lt;span&gt;&amp;nbsp; &lt;/span&gt;This figure tells us that the real estate market is very active &amp;ndash; with buyers hovering, reviewing, researching, and continuously thinking about the real estate market.&lt;span&gt;&amp;nbsp; &lt;/span&gt;While this number peaked in July, the month of August has started to slide downward in hits.&lt;span&gt;&amp;nbsp; &lt;/span&gt;We&amp;rsquo;re hopeful that this is only part of the normal cycle that we see every year with summer coming to an end, vacations slowing down, and the kids preparing to start back to school.&lt;span&gt;&amp;nbsp; &lt;/span&gt;In a normal market in this area, we tend to see this three week slow down in August every year. &lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-family:'Palatino Linotype';"&gt;&lt;font size="3"&gt;&amp;nbsp;&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;span style="font-size:12pt;font-family:'Palatino Linotype';"&gt;As we continue to watch the trends of our market, we&amp;rsquo;ll keep you posted.&lt;span&gt;&amp;nbsp; &lt;/span&gt;The luxury market is facing increasing pressure, aggravated by credit market difficulties in the jumbo mortgage market. As a result, The National Association of Realtors &lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/font&gt;&lt;a href="http://www.realtor.org/press_room/news_releases/2009/05/jumbo_market" title="http://www.realtor.org/press_room/news_releases/2009/05/jumbo_market"&gt;&lt;font color="#800080"&gt;&lt;font size="3"&gt;&lt;span&gt;&lt;span&gt;&lt;span style="font-family:Arial;"&gt;reported &lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;span&gt;&lt;span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/font&gt;&lt;/font&gt;&lt;/a&gt;&lt;span&gt;&lt;span&gt;&lt;span style="color:black;font-family:Arial;"&gt;&lt;font size="3"&gt;that the share of home sales above $750,000 has fallen from 4.4% of total home sales in 2007 to a projected 2.3% of total sales in 2009 (NAR Projection based on partial year statistics).&amp;nbsp; &lt;/font&gt;&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;&lt;p style="line-height:140%;"&gt;&lt;span&gt;&lt;span&gt;&lt;span style="color:black;font-family:Arial;"&gt;&lt;font size="3"&gt;Limited loan availability, higher than usual interest rates for jumbo loans (from 150 to 200 basis points higher than conforming loan rates), and stringent loan qualifying requirements have slowed sales of luxury properties.&amp;nbsp; This has caused the national inventory level of homes priced above $750,000 to rise from 18 months worth in 2007 to more than 40 months worth as of the second quarter of 2009. &lt;/font&gt;&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;&lt;p style="line-height:140%;"&gt;&lt;span&gt;&lt;span&gt;&lt;span style="color:black;font-family:Arial;"&gt;&lt;font size="3"&gt;The lack of refinancing opportunities, fewer qualified buyers for luxury homes, a growing inventory of unsold luxury homes, and an economy in recession are all creating the &amp;ldquo;perfect storm&amp;rdquo; for luxury homeowners who need to sell and can&amp;rsquo;t.&amp;nbsp; NAR also reported that as of October 2008, the foreclosure rate on jumbo loans was more than double the rate on conforming loans.&amp;nbsp; &lt;/font&gt;&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;line-height:150%;"&gt;&lt;font size="3"&gt;&lt;span&gt;&lt;span&gt;&lt;strong&gt;&lt;span style="background:yellow;font-family:Arial;"&gt;Here&amp;rsquo;s the Good News &amp;hellip;&lt;/span&gt;&lt;/strong&gt;&lt;/span&gt;&lt;/span&gt;&lt;span&gt;&lt;span&gt;&lt;span style="font-family:Arial;"&gt; While the above facts are creating greater challenges for us, as Realtors who consider the luxury home market our forte, we are steadily looking for options for our luxury home owners in selling their property. &lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/font&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;line-height:150%;"&gt;&lt;span&gt;&lt;span&gt;&lt;span style="font-family:Arial;"&gt;&lt;font size="3"&gt;&amp;nbsp;&lt;/font&gt;&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;line-height:150%;"&gt;&lt;span&gt;&lt;span&gt;&lt;span style="font-family:Arial;"&gt;&lt;font size="3"&gt;In fact, we made a trip to the closing table today, representing the seller of a luxury waterfront home today, with a selling price of $1,100,000 here in Hot Springs.&lt;span&gt;&amp;nbsp; &lt;/span&gt;&lt;/font&gt;&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;line-height:150%;"&gt;&lt;span&gt;&lt;span&gt;&lt;span style="font-family:Arial;"&gt;&lt;font size="3"&gt;One of the most critical bits of criteria for this home sale was the fact that this luxury home had all the basic necessities &lt;span&gt;&amp;nbsp;&lt;/span&gt;&amp;ndash; meticulously maintained, in perfect condition, appraised for the selling price or better, and had a great location.&lt;span&gt;&amp;nbsp; &lt;/span&gt;Knowing that we had a great home that we believed would pass the inspection and appraisal process, along with the fact that we had an extremely savvy businessman as the seller, we began to look at options for him and his wife.&lt;/font&gt;&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;line-height:150%;"&gt;&lt;span&gt;&lt;span&gt;&lt;span style="font-family:Arial;"&gt;&lt;font size="3"&gt;&lt;span&gt;&amp;nbsp;&lt;/span&gt;&lt;/font&gt;&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;line-height:150%;"&gt;&lt;span&gt;&lt;span&gt;&lt;span style="font-family:Arial;"&gt;&lt;font size="3"&gt;We knew that our seller&amp;rsquo;s first interest was to sell the home outright and move on.&lt;span&gt;&amp;nbsp; &lt;/span&gt;However, in this difficult market, we realized the chances of that were getting slimmer based on the facts mentioned above.&lt;span&gt;&amp;nbsp; &lt;/span&gt;We began to discuss the &amp;ldquo;trade&amp;rdquo; Sellers&amp;rdquo; provided by the National Association of Realtors again reports that 87 percent of buyers reported that they used the internet as one of several information sources during the buying process.&lt;span&gt;&amp;nbsp; &lt;/span&gt;The second most frequently cited information source was a real estate agent, used by 85% of buyers, and the third most popular source was yard signs at 62%.&lt;/font&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;font face="Times New Roman" size="3"&gt;&amp;nbsp;&lt;/font&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;font face="Times New Roman" size="3"&gt;The report then gives further statistics on &amp;ldquo;Where the Buyer Found the Home they Purchased&amp;rdquo;, and we would like to share the results with you for last year:&lt;/font&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;font face="Times New Roman" size="3"&gt;&amp;nbsp;&lt;/font&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;font face="Times New Roman" size="3"&gt;Real Estate Agent&lt;span&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; The tenant may also refuse to allow showings or make it very difficult for Realtors to show your home &amp;ndash; again resulting in the Realtor possibly scratching your home from their list for future showings.&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&amp;nbsp;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;How do you feel about pets or smoking in your home?&lt;span&gt;&amp;nbsp; &lt;/span&gt;Well, often times a tenant will have a pet or a smoking habit and they could care less about the residue left in your home.&lt;span&gt;&amp;nbsp; &lt;/span&gt;After all, it&amp;rsquo;s not their home &amp;amp; they aren&amp;rsquo;t responsible for repairs.&lt;span&gt;&amp;nbsp; &lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&amp;nbsp;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;Convinced yet?&lt;span&gt;&amp;nbsp; &lt;/span&gt;If not, then here&amp;rsquo;s another experience that we would like to share.&lt;span&gt;&amp;nbsp; &lt;/span&gt;We have a client that decided to purchase a home (purchased for $145,000) here in Hot Springs for rental use while the client lives many miles away in California.&lt;span&gt;&amp;nbsp; &lt;/span&gt;The client then found a &amp;ldquo;nice&amp;rdquo; renter that appeared to be neat, clean, responsible and all the things you look for in a tenant.&lt;span&gt;&amp;nbsp; &lt;/span&gt;The tenant then leased the home for a two year period.&lt;span&gt;&amp;nbsp; &lt;/span&gt;The tenant was very good with making the rent payments in a timely manner and never complained about any maintenance problems.&lt;span&gt;&amp;nbsp; &lt;/span&gt;When the tenant decided to move out, the client then called us to check on the home, as she planned to sell it.&lt;span&gt;&amp;nbsp; &lt;/span&gt;You can&amp;rsquo;t imagine what we found when we walked in.&lt;span&gt;&amp;nbsp; &lt;/span&gt;The home was an absolute wreck!&lt;span&gt;&amp;nbsp; &lt;/span&gt;The tenant had failed to take care of any maintenance issues and allowed an ongoing water leak to continue in the bathroom for months.&lt;span&gt;&amp;nbsp; &lt;/span&gt;The bathroom floor was totally rotten, with a large hole in the floor &amp;ndash; where you could actually see the dirt ground below.&lt;span&gt;&amp;nbsp; &lt;/span&gt;All of the walls were scarred &amp;amp; filthy; the ceilings were brown from cigarette smoke; the carpets had stains everywhere, and everything was filthy!&lt;span&gt;&amp;nbsp; &lt;/span&gt;We then began to get estimates for the out-of-town client for all the repairs.&lt;span&gt;&amp;nbsp; &lt;/span&gt;The estimates totaled around $15,000.&lt;span&gt;&amp;nbsp; &lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&amp;nbsp;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;Now, with all that said &amp;ndash; we are NOT advising against purchasing property for rental use, as we also own multiple rental properties that we plan to keep, and we believe that rental properties are a great investment (as long as you watch over them closely).&lt;span&gt;&amp;nbsp; &lt;/span&gt;While Debi was glad to help with a &lt;/font&gt;&lt;/span&gt;&lt;span style="font-size:14pt;"&gt;&lt;font face="Times New Roman"&gt;good cause, Debi knew that it would be an interesting evening when she agreed to be one of the Bachelorettes to be auctioned off to an unknown bidder.&lt;span&gt;&amp;nbsp; &lt;/span&gt;Jeff and I (Paulia) attended the big event and enjoyed the show of Bachelors &amp;amp; Bachelorettes as each paraded across the stage, anticipating who would be their next date.&lt;span&gt;&amp;nbsp; &lt;/span&gt;When it came Debi&amp;rsquo;s turn on stage, Debi turned beat red as she stood and watched two nice gentlemen begin a bidding war for her.&lt;span&gt;&amp;nbsp; &lt;/span&gt;Glenn Wilkins&amp;nbsp;wound up as the lucky winner with a date with Debi, and the American Cancer Society appreciated the generous donation he made.&lt;font size="3"&gt;
