
Boardwalk condominiums . . . located at 142 Lake Hamilton Drive in the "7South" area. This complex was built in 1985 and is known for having the best seats for the summer holiday fireworks shows. The complex has a unique large drive-thru parking garage, with residents having at least one assigned parking spot in the garage. Then there's more parking space available in the open parking lot for additional guests. The monthly Property Owners' Associaton (POA) fees range around $170/month to $340/month depending on the size of the unit (170/mo for 1 bed; $227/mo for 2 bed; and $340/mo for 3 bed). The POA fees include the general maintenance for the grounds, pool, hot tub, exterior of the buildings, boat dock, boardwalk, and also includes trash pickup, termite policy, insurance on the buildings, etc. There are many covered boat slips available at this community (although not all condo owners own a boat slip). Covered boat slips will normally increase the value of the units by approximately $20,000 - $25,000, and the boat slips are considered a huge value for most condo owners. The POA has a 12 month mininum lease requirement for any rentals (policy was changed in 2015).
